Rental Guidelines

​

1. One rental per player

You can only rent or be a subtenant of a single rental at a time. You can't rent one per alt, or one per Discord account, or help two friends with their rental build as a subtenant. One rental per real life human being. If you want to help someone, have them rez out objects and give you mod rights so you can lay them around for you.

2. Rentals are controlled OOC, not IC

Being the rent-holder provides some narrative control over the contents of the house.

Killing or physically running someone's character off from their IC home does not mean that player loses the rental unless they wish it, and may utilize it on the same, another, or a future character - though a rental can only belong to one of their characters at a time and is not a way for them to leave notes or exchanges between their characters.​

 

3. Rentals may not be transferred for OOC goods and services

Someone offering or soliciting bribes for real life money, L$, or other non-roleplay reasons will lose their rental and potentially their ability to rent in the future. Rentals may be transferred between players for IC reasons (including IC goods and services), but that transfer must also happen ICly.

4. Rentals are not IC safe spaces

People can ICly enter rentals if done in the presence of a witness. This witness can be the owner, someone allied to the owner or the intruder, neutral, or an enemy, but must be OOCly notified they are the intruder's witness. Entering a character's private property may entail IC consequences for them if the owner finds out.

5. Rentals are safe spaces from observers

Per Rule 12 of the Community Code of Conduct, observers are not allowed to enter private residences (without permission). If they are lingering near a rental too long while you're IC, feel free to ask them to move on. Per the same rule, they must comply.

6. Rentals come as is

Rentals, or any objects inside that come with the rental, will not be modified to suit a renter. Please select rentals that fit the character you intend to play, or ones that you feel you can suitably deal with with your prim allotment.

7. Rentals must be unobtrusive and on theme

Rentals are still IC areas, and must be decorated in accordance with sim theme. In addition, players with particularly laggy rentals (from complexity, scripts, or anything else) or with decorations that are otherwise detrimental to your fellow roleplayers may be asked to change, fix, delete, or ameliorate the situation by staff. The use of rezzers is prohibited under this rule automatically, due to the increased amount of lag such systems generate.

8. Rentals are a privilege, not a right

Staff can remove people from rentals for any reason at any time, though players will get a refund for any time remaining. Rentals left empty for more than a few days, or that have been marked as 'will not renew' may have tenant objects cleared early to make way for new renters.

9. Business Rentals must be active

While any rental can host a business if the renter so chooses, rentals specifically marked as business rentals must be applied for, and must remain as open, active businesses. If a renter is inactive, the business may be freed up to allow another character to take the space over.

10. Sounds must be non-intrusive

Sounds that are too loud, repetitive, annoying, or otherwise inappropriate are not acceptable. Keep things quiet and demure.
