You may only possess OR be a subtenant of a single rental at a time.
You can't rent one per alt. Or one per discord account. Or help two friends with their rental build as a subtenant. One. Per. IRL Human. Keep it simple for a small staff to keep track of. If you want to help someone, have them rez out objects, have them provide modify rights and lay them around for them. Basically; subtenants may not ALSO have their own rentals.
 

Rentals are controlled OOC, not IC.
Being the rent-holder provides some NARRATIVE CONTROL over the contents of the house. Killing or physically running someone's character off from their IC home does not mean that player loses the rental unless they wish it, and may utilize it on the same, another or a future character. Though a rental can only belong to one of their characters at a time, and it is not a way for them to leave notes/exchanges between their characters, or encourage their character to avenge their own murder.
 

Rentals may NOT be transferred for OOC goods and services.
However; rentals MAY BE transferred between players for IC reasons and IC goods and services. Someone attempting to blackmail someone for real-life money or non-roleplay reasons (Lindens, etc) will lose their rental for obvious reason. As cool as it may be to receive a mesh "magic sword" from a creator seeking a rental - please do not do this.
 

Rentals are not IC-Safe spaces for your character. Others may enter if done in the presence of a witness.
This witness can be the owner, someone allied to the owner or the intruder, neutral or an enemy but must be OOCly notified they are the intruder's witness. ("Witness Me!") Entering a character's private property may entail IC consequences for them if the owner finds out through being in 20 meters, or through a witness.
 

Observer status players are discouraged from entering or lingering near private rentals.
Observers lack characters to hold accountable, so avoid being a nuisance regarding people's rentals while people are inside - particularly if someone is naked inside. RP as a jerk, don't be a jerk.
 

Rentals or sim-objects inside them will not be modified for any reason to suit a renter.
Please select rentals that fit the character you intend to play. Picking a pretty, frilly cottage for an orc or drow barbarian may be the incorrect choice. Rentals left empty for more than a few days, or that have been marked as 'will not renew' may have tenant objects cleared early to make way for new renters.
